Buying a new build here

  • Project phase:buying off plan is cheaper but means waiting and accepting the risk of delay. A finished flat costs more and is available now.
  • What goes up next door:Vysocany is still being built. Check the zoning plan for the neighboring plots - today's view may not last.
  • Charges and repair fund:new buildings start low but rise when the first major maintenance arrives. Ask how the fund is set.
  • Parking space:whether it is included in the price or bought separately, and how many spaces per flat the project provides.
  • Metro:Ceskomoravska, Vysocanska, Kolbenova and Hloubetin on line B, Prosek and Strizkov on line C. Walking distance shows clearly in the price.

FAQ

Why are there so many new flats in Prague 9?

Vysocany and its surroundings held large industrial complexes. As these wound down they left big developable sites, which are rare in Prague - hence the concentration of new construction.

Where are apartments most affordable in Prague 9?

Usually the Prosek and Strizkov estates and Hrdlorezy. New builds in Vysocany cost more but still less than comparable inner-city flats.

Is a new build in Vysocany a good investment?

It depends on the specific project and on what goes up next to it. The area keeps being developed, so read the zoning plan for the surrounding plots and find out what stage the following phases are at.

Is there a portal fee?

No, listing and contacting the owner are free.
