Studio unit (ateliér)
In Czech: Ateliér
A studio unit (ateliér) is a space originally intended for creative or professional work, often in an attic or a former workshop. It may be advertised much like a flat, yet the land register and occupancy approval may not treat it as one.
Also called: atelier, artist's studio, ateliér, ateliérový byt
What it means
In Czech property language, an atelier or studio unit (ateliér) is a space for creative work, the kind of room a painter, architect or photographer would use: attic rooms with large windows, spaces in rooftop extensions or converted workshops. Some sellers fit them with a kitchen and bathroom and market them as a cheaper alternative to a flat, so the photos may show no difference.
The difference is legal. If an ateliér is not recorded and approved as a flat, this affects whether living there matches its approval, whether you can register permanent residence and whether an ordinary mortgage is available.
How it works in the Czech Republic
Start with the title deed (list vlastnictví): if the ateliér is a separate unit, the land register shows its type of use, and if that is not byt, it is a different kind of unit. Then look at the occupancy approval (kolaudace). Under the building act in force as of October 2026, a building that requires approval may be used only for the purpose stated in the occupancy decision (kolaudační rozhodnutí). If that purpose is not housing, living there does not match it; a change of use is a matter for the building office (stavební úřad).
Permanent residence (trvalý pobyt) is linked to this. According to the Ministry of the Interior, residence can be registered in a building intended for living, accommodation or individual recreation with a descriptive or registration number, backed by a document entitling you to use it. As the rule refers to the building, ask the registration office (ohlašovna) about the specific ateliér in advance. A registered address is only a record and says nothing about compliance with the approval.
Financing is the third question. A bank assesses the property as collateral and may offer different terms for an ateliér than for a flat, or decline. Ask before signing a reservation agreement.
Practical example
For example, a developer offers attic ateliers with a kitchenette and bathroom in a new building, priced somewhat below the flats on lower floors. The purchase contract and the title deed both describe the unit as an ateliér. A buyer who wants to live there with a family should ask for the occupancy decision, check residence with the registration office and get the bank to confirm financing first.
What to watch out for
- Look up how the unit is recorded on nahlizenidokatastru.cz before you sign a reservation.
- Ask for the occupancy decision and read what purpose the space is approved for.
- Ask the municipal registration office in advance whether you can register residence there.
- Get the bank to confirm whether it accepts the ateliér as collateral and on what terms.
- If the seller says it 'can easily be changed to a flat', ask to see what the building office said.
Frequently asked questions
Is an ateliér the same as a flat?
Not necessarily. What counts is the land register entry and the purpose in the occupancy decision; an ateliér fitted out like a flat can still legally be a workspace.
Can I register permanent residence in an ateliér?
Residence is registered in a building intended for living, accommodation or individual recreation with a descriptive or registration number. Ask the registration office whether it will accept the specific ateliér.
Is an ateliér the same as an English studio flat?
No. A small one-room flat is called garsoniéra or 1+kk in Czech; an ateliér is a different type of space that may have a different legal status.
