Building plot for sale land 1479 m²

On exclusive representation, I offer for sale a construction plot of area 1 479 m² located in the Great Hamra, part of the Great Hamry II. Land according to the zoning plan is intended for the construction of a family house. The main use is housing in family houses with the possibility of creating a multi-purpose living environment. Use for family recreation buildings, smaller accommodation and catering services, retail sales within family houses or small establishments and compatible services is also permitted. Furthermore, buildings for the breeding of small livestock for non-commercial purposes, buildings directly related to housing, as well as technical and transport infrastructure are permitted. In connection with the main use, a parking space or a stand-alone garage can be established. The conditions of the spatial layout provide that it is possible to build houses of one to two above-ground floors with the possibility of subbasement and attic. The shapes of roofs may be saddle, valb, polo, mansard or combinations thereof. Additional buildings such as garages or dorms can only be implemented in connection with the main construction. A well and a sewage treatment plant must be built on the property. There is an electrical line through the property, therefore the protection zone must be respected. The great Hamry is located in the foothills of the Jizera Mountains, in the range of Tanvald and Jablonec above Nisou. The location offers excellent opportunities for sport and leisure - in winter ski resorts in the surroundings, summer hiking and cycling right in the mountains. Good accessibility to Liberec or Harrachov is also an advantage. Visualization of the house serves only for an idea and cannot be based on it when applying for a building permit. In case of interest I am prepared to help secure financing and also sell your existing property.
