Apartment 3+1 for sale 60 m²

We offer an exclusive apartment 3+1 in the spa town Kurort Oberwiesenthal (Germany), just 5 minutes from God's Dar and Czech border. The apartment is already registered as "Ferienwohnung," which allows legal short and long term rental. At the same time, there is the possibility of ensuring complete property management - including cleaning and operation of short-term leases. The property can thus act as a fully serviced investment without the need for your personal presence. The apartment 3+1 (60 m²) is located on the 1st floor of the revitalized panel house. It offers a fully equipped kitchen, a bathroom with shower and toilet, a spacious living room and two bedrooms. The sale includes all equipment - furniture, appliances, utensils and textiles. The apartment is ready for immediate use or rental without further investment. There is a cellar, a common laundry room and a separate gas boiler that ensures low operating costs and comfortable heating. The house is warm and well maintained. The location is sought for both recreation and quiet living. In winter you will appreciate the proximity of ski resorts (Klínovec, God's Dar, Fichtelberg, Restlessness), in summer excellent conditions for cycling, hiking and relax in nature. The advantage is great availability from the Czech Republic and at the same time more favourable purchase price compared to comparable properties on the Czech side of the mountain. For Czech applicants is provided complete service - Czech speaking owner, translations and legal support in transfer. The whole process is at the German notary.
