The land is situated at the southeast edge of the village of Horní Plana. From the north and west side the area is adjacent to the areas for light production and storage. From the south and east side with free landscape intended mainly for agricultural use. The prepared documentation shall respect the territorial decisions issued, the positions and dimensions of the design of the individual civil engineering networks and the reinforced areas shall remain unchanged compared to the previous PD. The proposed ZTV project is in line with the above mentioned terms of the zoning plan. The building projects for light production and storage on defined areas will respect the individual requirements of the zoning plan and will be addressed in separate project documentation. Functional use: Production and storage Main use: Areas and enclosed premises for equipment, activities and events mainly of a light production and industrial character, business activities, production and non-production services and technical services, such as: warehouses, handling areas, collection yards, municipal premises, wholesale. Parking and parking spaces, transport infrastructure and transport facilities and services are permitted. Areas or closed areas for agricultural production activities and facilities, agricultural establishments and similar associated production facilities of local and supra-local importance, facilities providing farm services.

These areas also include areas of insulation green suitable species composition, contributing to the integration into the landscape and image of the village. Technical infrastructure facilities and networks necessary for the development and operation of the municipality are permitted. Use for the elements of the ÚSEC is permitted and, if the elements of the ÚSEC are defined in some of these areas, they will be preferred to other permissible and main uses. The area is welded from southeast to north-west on cubits 769,5- 755 m. The project documentation submitted is the construction of the ZTV, including design of parking and connection to transport and technical infrastructure, including connections for individual proposed parcels. The area in question is not underpowered territory. The area is not located in the flood area. The land is not located in a conservation or conservation zone. The area in question is part of the agricultural land fund - a permanent acquisition of the ZPF will take place by building the project. The area is located in the Protected Landscape Area of Šumava and the Europe-important location of Šumava. For the documentation submitted, a territorial decision was issued on 10.2.2023.
