Welcome to the newly completed Rezidence Obora, a modern residential building created through a complete reconstruction of the original brick house. Here, I’m offering two newly finished apartments for rent.

Apartment No. 10 has a 2+kk layout with a total area of 43.13 m², facing southwest towards the street. The kitchenette is placed separately in its own section, which increases comfort and practicality. The apartment also includes a 1 m² cellar storage unit.

Apartment No. 8 has a 1+kk layout with 25.89 m², overlooks a quiet courtyard, and features a 2.5 m² balcony. It also includes a 1 m² cellar unit.

Rezidence Obora meets energy class B (very efficient). The apartments feature modern heat-recovery ventilation providing fresh air without heat loss. Windows are uPVC with triple glazing and blinds — the triple glazing significantly improves energy efficiency and ensures complete quiet inside the apartments.

Both apartments have brand-new kitchens with built-in appliances: a dishwasher, ceramic hob, electric oven, extractor hood, and fridge with freezer. A washing machine is not included, but each kitchen has a prepared space for its installation.

All lights and sockets have already been installed. The only remaining task is the installation of blinds, which will be completed within 14 days.

The location offers full amenities and excellent transport access. Across the street is a shopping center and a bus stop with direct connections to Prague–Smíchov in about one hour (departures every 10–20 minutes). The town center is a few minutes’ walk away, and a small lake behind the building is perfect for walks and relaxation.

Monthly rent for the 2+kk (No. 10) apartment is CZK 14,490. Monthly charges are CZK 4,513, including an electricity advance of CZK 1,800.

Monthly rent for the 1+kk (No. 8) apartment with balcony is CZK 11,490. Monthly charges are CZK 3,342, including an electricity advance of CZK 1,250.

The stated advances are set for one person and will be adjusted according to the number of occupants. All utilities are billed based on actual consumption — any overpayments will be refunded.

The owner prefers a maximum of two occupants per apartment. If you’re interested in a viewing, please send me a short email with basic information (number of occupants and desired move-in date). I’ll then get in touch with you by phone.

A refundable deposit and the agency commission are each equal to one month’s rent. Internet is arranged by the tenant. Both apartments are available immediately.
