Prague 9

Prague 9 is a big district situated in is the east and the North-East of the city. ⠀ 


It includes the city’s parts Prague 9, Prague 14, Prague 18, Prague19, Prague 20, Pague 21, Běchovice, Čakovice, Dolní Počernice, Klánovice, Koloděje, Satalice a Vinoř


There are two metro lines: yellow B- from Českomoravská station to the final station Černý Most and red C – from Střížkov to Letňany


Historically and until comparatively recently it was nothing but industrial area with a relevant landscape: plants, warehouses, rail lines. But by the end of the 20th century all the large-scale production had been crossed the city line (outside the municipal borders) and in the industrial areas small quiet workshops like car services were left, the other buildings were empty and dilapidated.⠀ 


Now these hectares of brown fielders are the most priority area for city development, attracting developers with billion-dollar investments. Road and transport infrastructure is ready, engineering networks are routed and serviced.


For the city it is profitable to build these neighborhoods of the city, but not the areas in the fields in the suburbs, where they have to run additional buses, lighten and clean up, clean snow from the new streets, run water lines and heat. That’s why exactly here we can see the bright examples of development of the city’s areas and rise in value by improvement of the area’s user properties.


Nová Harfa from FINEP was one of the first areas, Then Tulipa Rokytka, AFI City, SUOMI Hloubětín from YIT, Emila Kolbena from SKANSKA have followed, next in line is a big project TESLA from Central Group, and that’s not counting dozens of small projects within 100-150 apartments. 


The core of Prague 9 is Vysočany, between Českomoravská and Vysočanská stations, around the trading centre Galérie Harfa and O2 Arena to the trading centre Fénix. It is a comfortable area for living with excellent transport accessibility, a great choice of stores and restaurants, a big health clinic, Podvini park and walking area along the river Rokytky.

  

One more densely populated area is the “top” of red line, from Střížkov to Letňany. Panel housing building is mixed with new projects; the largest of them is Park Prosek from FINEP. Letňany district is very actively growing; Central Group really has made a difference with a new neighborhood and Trigema with its city block less than Barevné Letňany. But the biggest construction is still to come: two companies are discussing two great projects with public and politicians.


The developer’s group ODIEN deals with the first project – the former area of trucks plant between Letňany and Čakovice, and ODIEN promise to build housing estates, children’s playgrounds, a park and a kind of House of Culture. PPF group deals with the second project in the area of sport airfield, I’ve remembered about it in the post about gophers.


Wherein in the old part of Old Letňany you can see rural houses with kitchen gardens and greenhouses inside the panel apartment buildings. Today it is an attractive place to live in especially for young families with children. The third development centre is the end of yellow metro line at Rajská zahrada and Černý Most stations. The trading area Černý Most and trading centre with the same name, furniture stores XXXLutz and IKEA, cinemas and fitness clubs provides rich infrastructure. Transport accessibility is guaranteed by metro line and housing can be chosen both revitalizing panel buildings and new complexes from Ekospol, Canaba and other developers. 


At last, Prague 9 consists of many small outskirts of the settlements, mainly with a private sector, for instance Ujezd nad Lesy or Klánovice in Klánovický wood, which are the part of the city although administratively but they are located so far from the centre that it is more convenient to get there by EL (train), and as city’s area they are not taken.
